Overview

Director of Real Estate & Store Development will lead the Real Estate Department and drive strategic growth initiatives for both corporate and franchise locations. This role is responsible for managing all aspects of real estate operations, including site selection, lease negotiations, market strategy, and new store development. The position requires strong leadership, analytical skills, and the ability to build relationships across internal teams and external partners.

Responsibilities/Qualifications

Director of Real Estate & Store Development key responsibilities include: 

 

Real Estate & Store Development

  • Lead and manage the Real Estate Department, ensuring alignment with company goals.
  • Own the new store development process for corporate and franchise locations, including site selection and approvals.
  • Manage the new store opening process, coordinating with construction, operations, and finance teams.
  • Develop and execute market strategies to support long-term growth and expansion.
  • Review and approve all franchise deals, ensuring compliance with company standards.
  • Negotiate corporate leases and review all leases/LOIs for alignment with company objectives.
  • Manage Master Broker relationships and oversee renewal processes.
  • Travel to markets/sites for evaluations and negotiations.
  • Present at Real Estate Committee (REC) and other leadership forums.
  • Own department analytics, including performance metrics and reporting.
  • Manage research and lease administration roles within the department.
  • Facilitate interdepartmental relationships with construction, operations, and facilities teams.
  • Ensure company and department goals are achieved through strategic planning and execution.

Franchise Responsibilities

  • Collaborate with franchise development team to support Meet the Team Day (MTTD) and other sales initiatives.
  • Assist with franchise renewals and refranchising processes.
  • Maintain strong relationships with franchisees, providing guidance on real estate deals and transfers.
  • Support general franchise relationships and facilitate F2F transfers.

PAWsome Director of Real Estate candidates will have:

  • 8–10+ years of progressive experience in real estate, preferably in retail or multi-unit development.
  • Proven ability to negotiate leases, manage brokers, and oversee complex real estate transactions.
  • Strong leadership and team management skills.
  • Excellent communication and presentation abilities.
  • Ability to travel as needed for site visits and market evaluations.
  • Experience with long-term planning and strategy development.
